When our clients secured a block in the sought-after suburb of Marmion, they envisioned a home that brought together effortless entertaining, modern functionality, and relaxed coastal living. The original house on the property no longer suited their needs, so we handled the full demolition and worked closely with them to design and build a home that was completely tailored to their lifestyle.
One key part of the brief was to retain the existing pool, which became a central design element in the new layout. From orientation to flow, the entire home was shaped around the pool to create a seamless connection between indoor and outdoor living.
Modern Design, Coastal Warmth
The final result is a beautifully layered home that balances clean lines with warmth and texture. The front façade features a mix of Ultracore IQ cladding and stone cladding, giving the exterior a strong architectural presence while maintaining a welcoming, coastal feel.
Inside, feature skylights in the entry create a soft, natural light that carries through the hallway and into the heart of the home. Timber flooring adds warmth throughout, while the use of exposed aggregate concrete around the exterior ties the landscaping and alfresco zones together with ease.
Space to Live, Work and Play
Spanning approximately 395m², this single-storey home includes everything a modern family could need: five bedrooms, three and a half bathrooms, a home gym, an office, and a dedicated theatre room.
The open-plan kitchen and living areas are the true heart of the home, featuring a large island bench, modern appliances, and a clever balance of white cabinetry, warm timber finishes, and matte black accents. A Zip Tap adds a sleek, functional touch, while custom cabinetry ensures every inch of space is both practical and beautifully finished.
Study nooks, built-in desks, and a separate home office allow for focused work or study, while the theatre room and gym offer flexibility for entertainment and wellness.
Outdoor Living Done Right
Step outside and you’ll find an alfresco that’s built for entertaining. Large sliding doors connect the living area to the undercover outdoor space, where a built-in BBQ and kitchen area make it easy to host family and friends.
The outdoor kitchen features sleek black cabinetry, a bar fridge, and an overhead rangehood, all designed to handle year-round use. Overhead ceiling fans, glass pool fencing, and exposed aggregate flooring complete the resort-style experience, creating a space that feels as functional as it is luxurious.
Every element of the outdoor space has been considered to support a relaxed, easy lifestyle — whether it’s poolside afternoons, Sunday barbecues, or evening drinks by the outdoor kitchen.
